	- The Property will be sold at Public Auction on May 31, 2012 at 3:00pm CDT.&nbsp; The auction will be held at Valentine Hall, 197 Highway P, Rhineland, MO 65069.<br />
	- The property will be sold subject to sellers confirmation<br />
	- The Auction is subject to prior sale.<br />
	- The property will be sold using the &ldquo;Bidder&rsquo;s Option Multi-Tract&rdquo; Auction format; which means that you will be free to bid on any tract as a single parcel or any combination up to and including all tracts at any time during the auction up to the time the auctioneer has concluded the auction.<br />
	- Buyers Premium<br />
	- Onsite Bidders - A 10% buyer&rsquo;s premium will be added to the final bid and charged to the buyer, the final bid plus the 10% buyer&rsquo;s premium will establish the final sales price.<br />
	Example: $100,000.00 bid + 10% buyer&rsquo;s premium $10,000.00 = $110,000.00 final sale price<br />
	- A 10.0% down payment at the close of auction will be required as non-refundable down payment deposit.&nbsp; Cash, cashier&rsquo;s check or a personal or corporate check immediately negotiable with a bank letter of credit is satisfactory for the down payment.&nbsp; The down payment deposit will be non-refundable; your bidding is not conditional upon financing, so be sure you have arranged financing, if needed, and that you are capable of paying cash at closing.&nbsp; The balance of the purchase price will be due on delivery of clear title on or before June 29th 2012.<br />
	- A promissory note will be signed along with the down payment check.<br />
	- Survey: Seller will provide a current perimeter survey of the entire property. The type of survey performed shall be at the Seller&rsquo;s option.<br />
	- The final survey of each individual tracts or combination of tracts purchased by the buyer will be at the expense of the buyer.<br />
	- Final closing is NOT contingent upon financing.<br />
	- Auction Registration will begin one hour prior to the sale.&nbsp; The following will be required for bidders to become registered to bid at the auction.<br />
	- A picture ID<br />
	- A $10,000.00 guaranteed/certified check made out to yourself will be required to bid.<br />
	- A written opening bid<br />
	- The property will be conveyed by a General Warranty Deed.<br />
	- The seller agrees to furnish buyer(s) with marketable title in the form of Title Insurance for the amount of the final sale price.<br />
	- Real Estate Taxes will be prorated to the date of closing.<br />
	- Closing shall take place at the office Pike County Title Company, 215 W. Church Street, Bowling Green, MO.<br />
	- Closing fee will be paid by the buyer.<br />
