A Unique Retreat

	Water, woods and wildlife.

Tucked away in the Driftless region of Wisconsin known as the Ocooch Mountains between Chicago and Minneapolis, this 157-acre retreat is located in the beautiful Kickapoo River Valley.

The approach to Cross Creek is subtle- let it draw you in. Located more than a mile off the main highway, a quiet country road leads you to the property’s entrance. As you progress down the one-third mile tree-lined driveway, you see an intentional planting of oak and spruce trees; you know this property has been carefully tended. Crossing the first creek, the view opens into a large recreational area. Deep to the left is a small, spring-fed pond. A larger spring-fed pond is further up the drive, in full view of the log home. The springs feeding the ponds originate on the property and meander through the grounds, eventually emptying into the Kickapoo River, less than a quarter-mile away. You recognize that this property possesses a unique combination of characteristics rarely found in one place.

	Pond Specifics

The dam that forms the three-quarter acre main pond was originally designed and built by soil conservation engineers in 1973 to stop erosion runoff from reaching the Kickapoo River and its natural trout population. The current owner of the property saw the potential in this pond and began its reconstruction in 2003. A DNR permit for the new pond was issued in that same year. The main pond features new drain-down plumbing and a new aeration system. The pond was completely re-dredged in 2004 and is now 12 feet deep at the deepest point. The pond itself is created by a spring which flows at a rate of 70 gallons of cold, pure, spring water per minute. The pond holds over two million gallons of water. It is home to trout, hybrid bluegills, and an annually-returning family of wood ducks. Skate on the pond in winter, canoe on, or swim in the pond in the summer.

The smaller spring-fed pond, also stocked with trout and bluegills, marks the beginning of a two-mile network of hiking/timber maintenance trails. These seeded and groomed trails take you through beautiful lush green valleys, up to the ridge top where you find a meadow planted in high-protein clover and chicory. This meadow serves as food for the Pope & Young class bucks, and wild turkeys that inhabit Cross Creek.

	Woodland

The vast majority of the acreage is hardwood and white pine forest. Over 90 percent of the farm’s 157 total acres are currently in Managed Forest Land, a woodland tax credit program. This closed program does not allow public access. The current forestry plan was developed by the Wisconsin Department of Natural Resources in 2003, and results in a substantial property tax reduction. The remaining property not in the program is left for future building sites, if desired. The neighboring property is also in MFL, securing your continued privacy.

	Log Home

Cross the second creek to the driveway’s end to find the 12-year-old, two-story log home featuring square-milled log construction. The post and open-beam design of the home creates a very pleasing rustic look. The open floor plan is accented by maple flooring, an open country kitchen and a large cultured stone wood burning fireplace in the living room. The fireplace quietly heats the main living area and second floor. The open staircase leads upstairs to two bedrooms and full bath with whirl pool system. Both bedrooms are 12 x 20 feet in size, and have large cedar-lined closets. Each bedroom has a ceiling fan and a 4 x 14 foot walk-out deck.

A second open wood staircase descends to the finished lower level. Here you find a game room with ceramic tile floor, pool table and hot tub, with an adjoining family room. The walls are lined with an impressive display of mounts from bucks harvested on Cross Creek. Patio doors afford easy access to the lower 16 x 30 foot deck and a beautiful view of the main pond.

Including the finished lower level, the home has 2,400 feet of living space. The two-bedroom, two and a half bath floor plan of this home makes for a truly rustic lodge-like setting.

	Details

New underground electric and phone lines have been installed, providing access to high-speed internet and satellite dish service. Also available is complete electric service to a camping/entertainment area, ready-made for campers, RV’s and party tents. The area’s close proximity to the small pond made a beautiful backdrop for a simply elegant wedding reception.

This property is accessible from a seal-coated road and a newly-reconstructed state highway. Should you want to get out of the woods, there are places to go! Within 25 minutes driving time is a thriving culture of movies, plays, music and restaurants, and the home of the award-winning Kickapoo Coffee Roasters. Vernon County hosts the largest number of organic farms in Wisconsin. The Saturday morning farmers market features produce and meat from these farms in the spring, summer and fall. See http://veda-wi.org for more information on the unique offerings of Vernon County. Along with your own venison, the nearby Amish community affords dressed-out chickens and geese to stock your freezer. Not many miles away you have access to some of the best fly fishing in the state. See www.driftlessangler.com. Cross Creek is close to all of this, yet is far off the beaten path, for your ultimate privacy.

Your seclusion is complete, with no neighbor in sight. Your absolute privacy, ponds and creeks, the abundant songbirds and wildlife and beautiful managed forest all combine to make Cross Creek a unique property indeed. Come here to hunt and fish, and for privacy that is priceless. It’s spring, and the turkeys are gobbling. Come and call them in! Trees, water, wildlife and recreation- all are here for you at Cross Creek.
