Diverse Hunting And Rec Farm With Income Near Marshall

This farm is located just southeast of Clark Center and has access off two different roads. The first access is off E Clark Center Rd and gives you access to the 91 acres m/l. You’ll enter the property at the double red gate on the left side of the road. As you make your way onto the farm, you’ll notice a couple of large areas where you could plant approximately 5 acres of food plots. You’ll then continue down the grass lane and make your way up to the dam that overlooks the roughly 30-acre lake. Take in the view of the lake while admiring all the large bluffs on the south side of the lake. The timber boasts old growth oaks and other hardwoods, and several deer trails navigate through the timber and up and down the ridges. You’ll also run across a lot of turkey sign with several roost trees along the edge that overlooks the lake. The second access point is off of County Rd 1300E. This gives you access to both houses that are currently rented, providing income for the owner. There is a newer outbuilding on the west side that could be used to store all your equipment. Both houses have small ponds located next to them that are stocked with fish. Three gated access points give you access to the farm on the north, middle, and south sides. As you make your way around the farm, you’ll notice several areas that could be turned into nice food plots, most of which can’t be seen from any road. There’s a large slough roughly in the middle of the farm that had several ducks and geese on it and would be excellent waterfowl hunting. Just off the north side of the slough, there’s a nice sized pole barn with a concrete floor that could be used for several different things. On the west side of the pole barn is an old corral and a nice waterhole. The northeast corner is extremely thick and overgrown due to some old storm damage, making great cover for the wildlife. The south side of the farm is high ground and rolling hardwoods with mainly large white oaks. The west side of 1300E is where you’ll find the remaining 80 acres m/l. With the road running the entire length of the farm, the access is endless. The north side of the farm is where the house is located along with a couple secluded fields that could be turned into large plots. As you make your way south through the timber, you’ll eventually get to the bottom area that’s all overgrown with grass and small trees with Auburn Branch running through it. The very south end of the 80 is a large ridge that runs east and west and makes a great travel corridor. All and all, this is one of those farms that seldom comes up for sale. It’s an outdoorsmen’s dream; you can fish, waterfowl hunt, deer hunt, turkey hunt, and have unlimited family fun.
