The property has a nice mix of hardwoods, locust and white pine and specifically includes large mast-producing Oaks which provide feed to attract whitetails as well as turkeys.  Future timber harvests could provide supplemental income and proper timber management following QDMA guidelines could enhance this property even more as well.  There are also wild apple trees and mid to late succession forbs which also attract and hold deer to the property.  A good ridge runs along the top of the property and provides turkeys excellent cover where they like to roost.  There were lots of deer sign and also signs of wild turkeys dusting in areas around the property.  In normal seasonal weather, there is a good spring providing a stream that runs down the hill, and this spot could be developed into a nice watering area for the wildlife on that side of the hill. There is an off-grid mobile home already on the property, which could be used as a hunting camp.  The front of the property also offers a choice of camp or home building locations, with electric available at the road. While this is a private location, amenities are within a short drive to Oneonta about 15 minutes away with shopping and restaurants available, as well as SUNY Oneonta and Hartwick Colleges. For baseball fans, Cooperstown All-Star Village is only 10 minutes away, Cooperstown Dreams Park is 35 minutes and the world-renown beautiful Cooperstown is only 40 minutes away, which includes the National Baseball Hall of Fame, as well as other cultural attractions such as NYS Historical Society and Fenimore Art Museum, Farmers Museum, Brewery Ommegang, and Glimmerglass Theatre.  Outstanding fishing awaits nearby on Otsego Lake covering 4046 acres with lake trout, walleye and perch among many others, public beach and NYS Park as well as boating recreation.
