Timber Tract with Good Recreational Opportunities In TX


This property is primarily planted pine timber that appears to be approximately 20 years old and has been thinned at least once.  We do not have much history on the timber and have relied on historic aerial imagery to estimate age and thinning.  Generally speaking, it has good long-term potential for income related to the timber component and good edge with multiple pipeline easements and trails that cross the property in multiple areas.  This along with the rolling topography results in multiple areas that would make great stand sites with good hunting potential.  The tract has adequate water for most wildlife purposes with a small pond that is centrally located as well as two springs / wet weather creeks that are shown on the topo map.  In terms of elevation this tract ranges from an approximate low of 350’ ASL to an approximate high of 460’ ASL.  It appears to be all upland area with no significant flood zone area noted.  The tract is comprised of two non-contiguous parcels which are separated by CR 918.  The bulk of the tract (approximately 140 acres) is located south and east of CR 918 with a small triangular-shaped tract across the road.  The small portion is almost all pine and hardwood timber.  The only negative is what appears to be a gas compressor station that is along CR 918.  There is some noise associated with this but it does not appear to be very noticeable on most of the larger portion of the subject as you travel south.  There are no improvements on the property.  It is reported that community water is available along CR 918.
