South Ranch At Cuchara Junction In Southeast Colorado
The “South Ranch at Cuchara Junction” is an incredible offering of a Big Game Highway and Waterfowl Flyway. The ranch has the Cucharas River flowing through the northern side, having over a mile of both sides of the river. The river bottom consists of mature trees along the banks, and heavy brush that provides excellent habitat for the local big game animals such as elk, mule deer, whitetail, antelope, bear, cougar, as well as roosting areas for the turkeys. There are two live springs on the ranch, one being adjudicated and is allocated 30 gpm for livestock watering. The spring currently feeds into a stock watering pond, which there are four shallow ponds located in the south pasture. When touring the property, a couple of the ponds were loaded with ducks and geese! Maria Reservoir is located directly across Highway 10 from the ranch, making it a flyway between the ponds and reservoir for the waterfowl. The ranch is located in GMU 133, and current owners have applied for and regularly received landowner tags for antelope, deer, and elk.
The ranch has irrigation water rights for crop watering from the Duran Ditch that runs through the property. The current owners have called for water to irrigate the 25+-acre field at the north end of the ranch for a food plot, but have not otherwise raised crops using the irrigation rights. Cattle grazing is leased on the ranch from mid to late October until May. The ranch typically has an income of around $10,000 per year from its grazing lease. The grazing lease is structured so the cattle are placed on the south pasture of the ranch in the fall to prevent them with interfering with hunting on the river areas. Only after all the hunting seasons are closed are the cattle allowed to graze along the river areas of the ranch. The ranch is fenced and crossed fenced, and part of the agreement on the grazing lease is the fence is to be maintained by the owner of the cattle.
There are two 40-foot steel storage containers located on a gravel pad at the north end of the ranch. A perfect place to set up hunting camp, or build your dream home! With over a mile of Highway 10 frontage, there are plenty of building sites with easy access and jaw-dropping Spanish Peaks and other surrounding mountains. The “South Ranch at Cuchara Junction” will exceed expectations when viewing the property, so don’t miss out on this incredible offering.
