Description
Smith Farm is considered a multi-functional timber and hay production property with exclusive access to 1/2 mile of Kisatchie National Forest, not easily accessible from a road. The additional acreage increases the number of hunters this property can hold making it a good option for a multi-family/friend investment. A large block of National Forest is located along Government Road with additional blocks in close proximity to the south and the west along Saline Creek. The old farm home is in the early stages of a rehab project. A new tin roof has been installed to get the home dry while the rough-in was started. The bones of the home are still intact and create what could be a nice camp house. Power and city water are available at the homesite to continue the project and also provide amenities for a camper. The acreage consists of 3 timber stands as well as ~23 acres of Bahai pasture currently cut for hay. The largest block of timber is ~ 55 acres of pine plantation that has been thinned twice and is nearing predominantly sawlog potential. Trees per acre and timber form are excellent for future thinning paired with a long-term sawtimber rotation. 29-30 acres contain a 20-year-old pine plantation thinned once. A portion of the stand in the southernmost 40 contains a hardwood stand that was thinned to create bedding cover and leave only mast-producing hardwood. Between 5-6 acres in the northwest contains mature old-growth oak and pine along the boundary of Kisatchie. 5 elevated box stands will remain on the property. Several openings/fields and an overhead powerline and pipeline are used for hay production. With regular prescribed fire prescription these pine stands paired with the open fields will remain great turkey habitat. Aside from the quality hunting opportunities this property is located central to several area lakes such as Black/Clear Lake, Saline Lake, Grand Bayou Reservoir, and Saline Bayou. The property was once used to home cattle before being put into pine production. Old fencing exists along the boundaries. The property sets up well for an agri-graze environment with some additional timber thinning or fencing of the existing pastures.
