Description
This tract contains a mix of un-thinned merchantable pine plantations (+/-30 acres) of 15 years old and 10 acres of 25+ year old as well as ~ 40 acres of 4-year-old pine with the remainder being bottomland hardwood natural growth. The 15-year-old pine could be thinned immediately, while the young pine and hardwood bottom provides excellent deer and pig habitat. A small campsite location has been implemented upon entering the tract along the deeded access road. No electricity or water exists on this tract however electric access is located in proximity 1/4 mile east on Firetower Rd. The tract currently has two box blind stands in place. The area contains a good deer population and an excellent hog population. The bottomland area contains a maze of sloughs and a large creek in the NE corner of the property, that typically holds wood ducks in the wet season. Shallow water impoundments could be created with minimal effort for additional duck hunting. Areas of slightly higher topography between the sloughs contain a pine stand and bedding cover for deer and hogs.
