Great Hunting Property With Mobile Home In Central Michigan


As you can see from the photos. This place holds some great deer. However, it is not your “normal “ deer habitat. There is one larger timber parcel to the northwest of the property and everything else surrounding it is row crop aka corn and beans. This parcel is 4-5 foot tall switch grass and CRP. The parcel is in the WRP program lowering the taxes considerably and has two man-made ponds on it. The deer and turkey as well as all the other wildlife use these ponds everyday as a freshwater source. There are two elevated box blinds that provide excellent visibility of the travel corridors and food plots could be added to enhance traffic and have a destination point for the deer. The current owners have consistently killed great deer for many years. When I walked the property the deer sign was more than apparent. Rubs and scrapes were everywhere, in some areas along a small tree line there were rubs on every tree for 20 yards. This area has very high deer numbers and the owners have not harvested young deer for several years allowing the herd average age to be well above the norm for Michigan. There is also a natural wild pheasant population on this ground and number have seemed to go up yearly. I saw several while touring the property. The ponds allow for some private duck and goose hunting as well. There is also a 3-bedroom mobile home on the property that will make either a very nice home or a great deer camp. It is super clean and move in ready. It is unfurnished but needs nothing done to it to move in.
