Great Multi-Use Property in the Alexandria Lakes Area

If you’re in the market for a property that provides that country feel but is also close to a city that provides about as many amenities that you can ask for, this just may be the property for you! Located literally minutes from downtown Alexandria, this property not only provides great building sites but opportunities to hunt multiple species, tillable income, room for establishing pasture, much less possible future development opportunities. The property is comprised of a mixture of mature woods, existing tillable, and mixed slough/wetland areas. The wooded portions of the property are predominated by old growth Oak trees and comprise approximately 11 acres split into two main areas in the NW and SW corners. The tillable land is approximately 27 acres which have an average crop productivity index rating of just over 86. This is split between the main field that is just over 24 acres and then one smaller field in the NE corner which is just under 3 acres. Between these two tillable fields lies the mixture of thick wetland habitat which has a couple of open water ponds mixed in. I personally would look to plant/leave the various little bays of tillable ground next to the slough in food plots as well as the portion of the main field between the two wooded areas. I also would possibly look to enroll portions of the land into CRP to expand the upland habitat. Upon my first visit to the property, I parked the truck, got out, looked up, and immediately noticed a rub right up by the main road. Walking back on the property, there are tracks crossing over the tillable land so there is no doubt that there is a good amount of deer on the property/around the area. I also saw some pheasants down around the wetland area and I wouldn’t rule out turkeys and also one could shoot a duck or two as well. There is an old farm place on the property that has a road approach in place and in addition to that, there are 2 other road approaches already established. Alexandria itself is a large enough town/city to provide not only employment opportunities but a hospital, clinic, shopping, community events, and a great school system with a new high school recently built near the property. Another important part of the area is fishing. I personally do a fair amount of fishing in the area and there are more lakes than one can mention here within a short drive of the property and will produce just about any species of fish that you are after. Take a look at the aerial, photos and don’t forget to click on the “Interactive Map” tab above the opening picture.  So much more to say about this great property so give me a shout and I’d love to discuss it in greater detail!
