Description
It is a relatively rare find to have an opportunity at a property that not only has excellent pheasant habitat but is full of deer with a history of producing some quality bucks and, on top of that, multiple open water ponds for waterfowl hunting.

As you may have seen, the property is located just to the S/SW of Donnelly or approximately seven miles NW of Morris in a unique county area dotted with shallow larger bodies of water, wetlands, prairie, semi-rolling topography, and ag. fields mixed between. The glaciers developed the uniqueness of the area, which ultimately translates to an area that is now rich with a variety of habitat types and hence wildlife.
The property contains many of the same attributes. Generally, it consists of vast rolling restored prairie, open water ponds, and wetlands that have been restored as a part of the Wetland Reserve Program (WRP). The seller was very forward-thinking that, as a part of the restoration work, had various ponds dug out to assure that there was open water for waterfowl hunting. Generally, the spoil deposition areas from the pond excavations have been managed as food plots. There is also excellent tree planting on the western side of the property.
Not only did I witness pheasants and ducks on the property, but I was pleasantly surprised to see multiple deer on the property during midday. In conversations with the seller and by the photos he showed me, it’s not a matter of being able to shoot a deer on the property, but how long one wants to wait for a giant buck.
Not only is there a ton of acres in the area that are public land, but the adjacent properties, generally N, S, and West of the property, are also in permanently protected habitat programs which adds to having an overall larger complex of habitat (additional maps of these areas are available). I commonly refer to properties like this as “Prairie Deer Hunting,” and don’t let it fool you. With this amount of habitat in the area, one never knows what buck may be on the property at any given time.
Take notice that there is a lovely approx on the N central part of the property. 105ft by 54ft Morton building with power included with the property. This shed has a large bi-fold door on the end with a walk-in door on the side. I think of finishing off the back portion of the shed into living quarters while utilizing the front portion for equipment storage. Along with the shed itself, there is also approx. 3.5 acres are not in the WRP easement, so there is plenty of room if you would like to build your hunting cabin (see the aerials for this general area).
Being a passionate pheasant and deer hunter myself, I always have to weigh chasing roosters and to try to keep quiet building up to deer season. Again, public land is all around the property, so one can hunt those areas for pheasants whenever you want and rest your property before the gun season.
You will also notice the existing farmstead that is not included with the property. The seller currently lives there, and I’m here to tell you that he is as good of a person as one can ask. Point being, what a bonus to have someone right next door to your property that can help keep an eye on it for you.
