Description
Located near the headwaters of Patrick Creek, this is one of the last privately-owned parcels at the end of Patrick Creek road. The only things you will find down the road from this property are deer, elk, and thousands of acres of Flathead National Forest. Quality land is hard to come by – but this one features over +/-15 acres of flat, workable land with rich soil and abundant water. The combination of flat terrain and water culminates in a valley with scattered aspens that radiate colors in the fall and small grassy meadows that attract deer and elk. Over +/-1300’ of Patrick Creek flows through the property, and a small, seasonal pond forms during periods of heavy rain. Improvements on the property include a self-sustaining cabin, workshop, two large Quonset huts, greenhouse, water well, chicken coops, and several other storage buildings/sheds. In addition, a significant amount of equipment is available for purchase (subject to negotiation), including snowmobiles, tractors, trailers, snowplows, etc. Located on an east-facing slope at an elevation of around 4600’, there is plenty of sunlight to promote quality grazing habitat on a small pasture if the remaining trees are cleared. The remaining acreage is a densely timbered hillside with trails leading up to views over the Flathead Valley.
This remote tract offers seclusion at the end of the road – yet it is only 20 minutes from downtown Kalispell. It is a 41-minute drive to Glacier International Airport, 42 minutes to Whitefish, and 37 minutes to Bigfork. The location facilitates a peaceful, rural get-a-way while still having close access to these destination locations. Public utilities are not currently available. The cabin was set up as an off-grid homestead and is open concept. There is an open bedroom located off the living room, a kitchen, and a 3/4 bathroom with a shower. Upstairs, the loft is used as a workspace and home office utilizing STARLINK high-speed internet. Powering the cabin is a 3500-watt propane generator. There is a 12kw solar array system that has not yet been installed. The owners installed a septic system and a well/cistern that produces an estimated 600-1000 gallons per day in the wintertime. There are two 3,000-gallon reservoirs located above the cabin. The well is approximately 20’ deep and has always provided more than enough water due to its proximity to Patrick Creek. The primary heat source is a wood stove while a propane tank is utilized to power some of the appliances. The large workshop is used for carpentry, welding, and mechanic work. The Quonset huts are used for the storage of vehicles and equipment. In addition to the permanent improvements, most of the equipment can be included in the subject to negotiation. There are six snowmobiles, a Holder C6000 Turbo 4wd with a snowblower, a Kubota tractor with a snowplow and rake, an M35A2 Deuce with a 12-point snowplow blade, trailers, and a significant amount of miscellaneous equipment.
This land has been extensively worked on in recent years, including fire abatement projects for protection, thinning and clearing of trees in the valley to promote sunlight, extensive brush removal, a heavily graveled driveway with culvert pipes, and an overflow pond. Beneath the snow and grass, you will find rich black loam soil, which is very uncommon at this elevation. The flat valley can be utilized for small-scale farming or pasture very easily.
For the outdoorsman, everything you need is right in your backyard. This area is rich with whitetail deer, black bears, grouse, and occasionally elk. Huckleberries can be found on certain slopes during the late summer and early fall – and morels can be picked in the late winter and spring. Located in hunt district 120, this area offers over-the-counter resident tags for elk, deer, turkey, and bear. Only a few miles as the crow flies from Flathead Lake, enjoy boating and world-class fishing for lake trout, Whitefish, northern pike, and perch. Glacier National Park, the Bob Marshall Wilderness Complex, Wild Horse Island, and Whitefish Ski Resort are part of a long list of northwest Montana destinations that make this area special. Between Whitefish, Bigfork, and Kalispell – take your pick of fine-dining restaurants, art studios, theatres, waterfront bars, or rodeo events.
A survey record is available for the property – and the boundaries were formerly marked. To get into the property, there is a short permanent recorded easement off Patrick Creek Road to the gate at the entrance to the parcel. All mineral rights and/or water rights owned by the seller convey with the property. All equipment and permanent belongings are subject to negotiation. This property will not qualify for an FHA or VA loan. Buyers should perform their due diligence regarding permits for the existing water well and septic systems.
The sellers currently reside on the property. The sale is subject to the seller acquiring another property, requiring a minimum of a 60-day contract term with a negotiable 30-day rent-back period.
