Description
If you’ve ever dreamed of owning your own exclusive Adirondack Park style preserve with a custom log lodge overlooking your own private lake, then look no further. This exceptional and unique property offers the ultimate nature escape. There is two custom, hand-crafted Adirondack style lodges, both are off-grid, but wired, plumbed, and powered by propane generators, with well, septic, electric, and even internet is available. The Main Lodge is 41’x24’ and features 2 bedrooms in the loft area, 1 full bath, and an open equipped kitchen and great room area, with a one-of-a-kind, see-through, handcrafted huge centerpiece wood stove. The Main Lodge sits in a park-like setting, on a knoll overlooking the pristine 28+ acre private lake. Imagine sitting on the covered patio looking out at the pristine waters with no one else there but yourself, friends, and loved ones. The Main Lodge was custom built-in 2004 from huge hemlock logs taken right off this property, and solidly built on 6 foot deep poured concrete foundation walls covered with the natural stone exterior for that beautiful rustic accent. Propane heaters, stove, refrigerator– all of which stay with the house; and wi-fi is available. There is a second, handcrafted log Guest Lodge, 16’x20’, located ½ mile from the Main Lodge, privately tucked away on its own driveway, and which overlooks the beaver ponds and natural creek that flows downstream from the private lake. This Guest Lodge provides an additional 2 bedrooms and an open living area and provides additional space for friends or family when visiting or possible income opportunities. An additional pavilion nearby has many potential uses from a covered picnic or entertainment area to providing shelter to an RV and outdoor equipment. The 28+ acre private “Kehler Dam Lake”, 10-12 feet deep, offers pristine beauty that can be enjoyed year-round from swimming, boating, water sports, and fishing. There is an engineered and permitted concrete dam, built-in 1999, at the end of the lake with piping in place for a hydro-electric turbine, offering the opportunity to generate your own off-grid power. Privacy is ensured with 2 gates leading you into the property. The first half-mile section is a shared ROW, at which point the second gate opens to your own private ¾ mile driveway, nicely constructed with wide roads, good ditches, and crushed stone topping, leading to the park-like scenic setting for each cabin in this oasis. Along with the dramatic natural stone outcroppings, classic to the Adirondack area, this heavily wooded property consists of a mix of native hardwoods and softwoods, offering potential both current and future timber value, along with a nice trail system, accessible by truck, ATV or hiking, providing access throughout the 352 acres. Wildlife abounds in this private preserve, featuring everything from the large game including whitetail deer, moose, and bear to small game such as beavers, fox, mink as well as many other species of animals and birds native to the Adirondack Park. Bordered by NYS Lands of the Ferris Lake Wild Forest on 3 sides, an additional 147,000 acres is available for any number of outdoor activities: hunting, fishing, canoeing, camping, hiking, horseback riding, snowmobiling. Within the Ferris Lake Wild Forest, there are 14.6 miles of hiking trails, 117 miles of snowmobile trails (many of which are used as multi-use trails), 97 primitive campsites, a boat launch, and a boat dock as well. There are many miles of roads open to the public. There is also a Ridge Runners Snowmobile Club in nearby Salisbury. For gas, groceries, and local restaurants, Salisbury is located only 8 miles away, while Dolgeville is 9 miles. Additional amenities, restaurants, shopping, and entertainment is available in Little Falls only 14.6 miles away, while Utica is 30 miles. Syracuse and Albany, both with international airports, are both only a 90-minute drive. With the George Washington Bridge/NYC only 3.5 hours away, your dream of the ultimate Adirondack retreat is within easy reach by car, only 15 miles off the NYS Thruway. A heliport could easily be constructed, and the property can be reached by floatplane on the private lake. A property caretaker is available if the new owner is interested. Owner financing is also available. This property is a certified American Tree Farm.
