Description
A variety of terrain, vegetation, and habitat draws wildlife and hunters from all over the country to this area. This property has a mixture of it all! Just down the road one half-mile, the Sandy Sandy Wildlife Management Area encompasses nearly 30,000 acres along the Elm Fork of the Red River and is managed by the Oklahoma Department of Wildlife. Although this area has been historically used for cattle ranches and seen as "The Old West" by those unfamiliar, it is starting to be known for the recreational and hunting opportunities as its highest and best use. There are a lot of different species of wildlife known to the area including, whitetails, pigs, quail, and coyotes. There's also a few species that are rare to see, but still known to inhabit the surrounding areas such as, mule deer, elk, and even aoudad! The juniper and mesquite covered draws and pastures serve as some of the thickest cover for the native wildlife. The gyp rock bluffs and canyons make for a diverse terrain and unique esthetics. One of the most difficult attributes to find on properties in this area is water. The pictures speak for themselves and show only one of the rarities of this tract. There are two ponds that are currently not holding water due to recent drought, but the two main seasonal springs that run through the property are both holding an exceptional amount of water with numerous pools for the wildlife and livestock. In addition to that, there is a water well with a great working solar pump system to provide all the livestock and wildlife a water supply year-round, regardless of the conditions. With highway and county road frontage, accessing you property will never be an issue. The fences are in great shape. Some, including the highway front, are brand new barbed-wire fences with steel corners and t-posts. Whether it be the attraction to the area for the variety of hunting opportunities, or owning your own piece of "The Old West" for cattle ranching, this property does not disappoint. Get ahold of Rustin for inquiries or to setup a private showing of this property.
