Description
The scenic beauty of this property is amazing and is located in this part of the county, which makes it even better! The perfect mix of CRP and hardwood timber has had every acre managed to the best of the IDNR biologists' ability in charge of this property's care. Almost every eastern Iowa habitat practice has been used on this property. The highlights are TSI, edge feathering, CRP, grouse habitat restoration, and timber burning! There is no doubt there is plenty of deer, turkeys, and pheasants on the property! While photographing the property, I heard a lot of gobbling and saw plenty of deer. You will even see on in one of my drone videos.
The property is in the IHAP program until May 31, 2022. The CRP contract is expiring this year; however, the landowner is preparing to re-enroll the acres later this year. There are currently no food plots on the property, but the opportunities to install one or 2 are abundant! Access to the property is at the dead-end of a level B road. That road has a good base under it, so it is pretty easy to access!
The make-up of the farm is exceptional. There are south-facing bedding areas and cedar thickets with mature hardwoods all around. I especially like the creek area that closes north to south on the west side of the property. Jackson County's beautiful bluff rocks are all over that cool little oasis. It is also worth pointing out that the property to the south is a public area. However, when you purchase this property, the only way to that section of ground will be your neighbors or yours. It will only be accessible by boat for everyone else. It is nice to have additional acres to recreate that you do not have to pay for!
This is one of the very best managed habitat properties I have seen. You will receive the rewards for the work that has been done ahead of your ownership!
