Opportunities to buy Wapsipinicon River frontage properties are rare. This opportunity is more limited with the added benefit of owning high ground! I have never had the opportunity to market a farm such as this where most of the property is out of the flood plain. Owned access to right of way allows you to drive straight to the property. A well maintained ATV trail allows you to drive straight to the river. On my initial visit to the property, I counted 12 scrapes and dozens of rubs on this trail alone. The “signpost” rub, was on a fence post. The adjacent scrape was dug into the ground, almost 6” deep. The tillable component could be put into CRP or left as a destination food plot. The thick cover that is just west of this field is where these deer love to spend time. Thickets of hedge/Osage orange, locust trees and bush honeysuckle make it hard to see more than 50 yards! Adjacent crop fields will be the destination food source for the wildlife that calls this place home. As you head further west and north towards the river, you see the timber composition change. It becomes more oak, walnut, and hickory timber. This is more open with great elevation changes. The turkeys love this area for the roost and strutting areas. Once you set foot on the riverbank, you will need some time to take in the beauty! Fishing for catfish, smallmouth, and walleye can be your target game fish. Swimming, canoeing, kayaking, and the rest of the watersports can be your summer fun. It will be a short paddle to Waubeek, and for those looking for more, about 2-3 hours on downstream will be the Matsell Bridge. A short hour more and you can paddle right to the steps of the Stone City General Store. Across the river is one of the bigger deer sanctuaries in the northeastern part of the county. The Boy Scouts of America camp is just upriver on the other bank. It is difficult it get much more remote in the county, it is one you must see! Please call listing agent to schedule a showing.
