Description
Consider all of the possibilities of this property- it has 15+/- acres of tillable, 5 different ponds, another pond that is reminiscent of a 1-mile long winding river, a huge storage building and fabulous roads that service the entire property, and all of this is just 10 miles north of Menominee, Michigan. The hunting here is tremendous, it has just the right kind of low ground that holds deer, they come to the fields and after they find their way back to the woods, nobody bothers them. The main body of the property is located west of Hwy 41, north of Menominee. Many years ago there was a gravel operation here, the current owners purchased it and have been improving it to this day. There are 5 ponds on the property, the two large ponds measure approximately 3 acres each, there are two others that measure approximately 1.5 acres and another near the large storage building of approximately .3 acres. It is the large ponds that hold black bass and panfish. As the property was being filmed, it was easy to see the fish from overhead with the drone at a relatively high level, the water is clear and clean and the fish are reproducing. The ponds are deep enough that weeds are not taking them over, approximately 15’ deep. When you look at the aerial photos you cannot avoid seeing highways of deer trails heading across the grassy areas leading to the field.
This is a very interesting property. The woods are mature, but dense enough to make deer feel comfortable. Tons of oaks are producing lots of acorns, and the monster pines, maple, and aspen highlight the high ground, the low ground has cedars, hemlock, tamarack and alder. It is a great mix of cover that helps keep the deer herd strong. Bears are comfortable here, too. And the field will easily be planted with your favorite seed mix.
Electricity is found at the property, the large storage building has 200 amp service, good lighting, an office area, two large overhead doors on the gable end and additional overhead doors on the west side for drive-in and drive-out convenience. Additional storage is provided by racking along the sidewalls of the building. The building is clean and comfortable and well designed.
The soil is predominantly sandy on the high ground and in the field, and the trees are growing very well and have not been harvested in many, many years.
The first time visiting the property led me to consider how perfect this property would be for establishing a campground. The ponds provide swimming and fun fishing and the land around the ponds would work very well for campsites. The 1-mile long pond that winds through the woods, likened to a river, would work well for additional campsites when more privacy is needed and the roads that service the mature woods would be a welcome addition for anyone who loves shade and the quiet of a woods. With little effort, if you build it, they will come, the basics are already in place. And, if still available, the additional 118 acres found to the north would allow a second access to the property. It, too, has power and is located on an asphalt township road.
Hunting, fishing, canoeing, kayaking, trail riding, horseback riding, lots of locations for food plots, camping and hiking can all be found here. Take the time to watch the video once more, take a good look at some of the deer that have been taken over the years, then let your imagination work. Whatever you can envision, this property can likely provide it. And since it is not far from Menominee or Green Bay, count on your family and friends using this property all the time.
