Description
Located just SE of Osakis, this property is not only unique with what it provides, general location and overall setting. Before we jump into things and you continue to read on further, just look at the pictures and trail cam photos before looking at an aerial photo. The reason being, upon my initial research on the computer, I knew the property looked promising, but it wasn't until getting my boots on the ground that I was even more impressed by its location/setting and then blown away by the quality of restorations completed on the property.
As you will see, it was one of those special mornings when took photos of the property and, upon pulling up to the dead end/min. Maintenance access road I was excited to see what laid ahead at the end, and I wasn’t disappointed. Fog rolling over beautiful and diverse prairie, woods, and wetlands that you couldn’t see the other side got my blood pumping. I should back up and discuss the prairie as diversity is an understatement, and you have to see the pictures and, ultimately, the property to fully appreciate.
The restoration of this property was completed, and it is enrolled in the NRCS Wetlands Reserve Program (WRP). Noted short grass species of Little Bluestem and Side Oats Gramma prominent on the dryer knobs, taller grass species of Big Bluestem, Indian Grass with wetter swales of Switch Grass where they thrive, and transitional mixtures all between. All this with a diverse mixture of native forbs/flowers rolling up and down throughout the property, creating some ideal upland habitat.
Mixed within the upland habitat and stretching North to South across the property is a mixture of restored wetland restorations. These can be seen in the drone photos, and the seller states that the larger interior wetland basin typically would hold water under normal rainfall conditions, which one can see by viewing the historical aerial photos (which are available). These restored wetland areas provide open water waterfowl opportunities, and their fringe areas provide great winter cover habitat.
Besides the upland prairie and restored wetland basins, a small wooded area on the N end of the property and some willow habitat areas. To the N of the woods is a neighboring property that is also primarily all in restored habitat and has an easement on it and neighboring properties to the S/SE. All of this then is surrounded by existing ag. Throw in an approx. 350+ acre public area to the E/SE and another 160 acres public area approximately 1 mile to the W/NW, and the overall area has a good mix of ag. and habitat to support multiple species with this property lying between all of it.
Speaking of location and to back up some, as previously stated, the property lies in the middle of the section with no roads around it. Access per a very nice min. maintenance road. This road, per the county GIS site, is owned by the seller, but the township has a right of way as well (assumed cartway) over it, which runs just to the west side of the northern woods on this property allowing access around the woods to the west and southern part of the property (maps are available).
The seller has worked extensively with the local NRCS office to promote and practice as good management practices as possible and is more than willing to help carry that relationship over to a new owner. There is also a possibility of planting some food plots in designated areas with working with the NRCS.
There are multiple lodging options in the area and/or campsites. Let’s not forget about all the lakes around Osakis/Alexandria so one can double down on a fishing and hunting trip to this wonderful area. So much more to say, but I think you get the idea. Please, call me, and I’d be glad to discuss this property in further detail!
