Description
This +/- 46.66-acre tract in Nobles County offers a blend of Conservation Reserve Program acres and Farmland. Located approximately 2 miles northwest of Worthington, with easy access off 230th Street. The terrain includes a pond, upland habitat, shelter belts, wetland acres, and tillable acres, all in one package. The property has a documented history of deer and pheasant hunting success. Many locals will remember a large buck that was taken in this area a couple of years ago, which scored just over 186 inches. That particular buck frequented this property, and there were many trail cam photos taken of him. Although that buck was a highlight of this area, there have been multiple other nice deer taken on this property and the surrounding area. While walking the property, my dog flushed dozens of pheasants in the upland areas and some wood ducks and teal off of the pond and wetland areas. Beyond the pheasants and waterfowl, we saw numerous fresh scrapes and rubs in the shelter belts. You will be hard-pressed to find better wildlife sign on a property this size in this area of the state.
Annual Income:
Of the total acres, approximately 17.87 acres are currently being farmed. Those acres provide approximately $4,500 per year in rental income. Outside of the farmland acres, there are approximately 19.9 acres enrolled in CRP. Those 19.9 acres are made up of multiple different CRP contracts. Each contract has different cost share agreements and expiration dates. Currently, the total CRP annual income is $5,661 per year. The total estimated annual income $10,261 when combining the farmland and CRP income.
