Description
If you're looking for a large acreage property at an affordable price, this could be what you're looking for. The property has an easement to get a short distance from the road to the property. The driveway leads through the higher ground timbered area and back into a super lovely food plot the seller has clover planted in. The plot is a beautiful dug pond at the west end of the food. This food plot/pond setup is awesome for game due to its location of it within the land itself. The higher ground is located north and east, and the food plot and pond are along the western edge of the high ground area. So the natural edge of high ground and low ground intersect at the pond and food plot. The seller has said the food plot and along the trail have been great spots in the past for deer. During deer season last fall, he also had a large bear come in under him.
The property's driveway/trail continues past the pond area near the property's southern border and heads farther west into the spruce and tamarack swamp. Along the trail are little pockets of higher ground, and in one of those spots, the seller has a camper that they stay in when out hunting. The seller re-enrolled the property in a 50-year SFIA plan back in 2019 and says he had 10 acres left out of the plan for someone to build on potentially. The property has higher and drier type ground to the ease and southeast. The rest of the property is low ground made up of black spruce and tamarack bog-type stuff. The low ground area would work great if someone wanted to try and harvest spruce tops. Also, if a person made some winter trails, it would be great for cross-country skiing, snowshoeing, snowmobiling, or dog sledding. The property also abuts the state of MN land along its southern border. If this sounds like a place you've been looking for, call to set up a private showing today!
