Description
MOTIVATED SELLER. Located just a few miles east of Glacier National Park, this property sits in a wild and remote part of Montana. Positioned within the northwestern corner of the Blackfeet Reservation, it does not have a recorded, insurable access road or easement and is being sold “as-is.” Paisley road runs within a quarter mile of the property to the southeast, but Blackfeet Reservation Land landlocks it. With permission from the Blackfeet tribe, you can walk to the corner of the property from the road but cannot enter the property without “corner hopping.” It has over +/- 1,300’ frontage on both sides of the Saint Mary River – which is home to west slope cutthroat, rainbow, cuttbow, and bull trout. To the north, it is approximately one-quarter of a mile to the Alberta border. The western side of this property borders an additional 40 acres of tribal land. The north and east boundaries border a bison ranch where herds of farm-raised bison can be seen grazing in the prairie.
This beautiful property with diverse habitat is very attractive for wild game. The Saint Mary River runs through the southern portion - with gently sloping prairie above the high-water mark. The north side has about approximately 12 acres of brush, vegetation, and sparse trees before opening into prairie on top. This area is home to herds of elk, whitetail deer, mule deer, moose, black bear, grizzly bear, wolves, upland game birds, and waterfowl. The waterfowl hunting in this area can be tremendous – with strong populations of local and migratory birds frequenting the rivers, potholes, and prairie here. You will find a diverse mix of ducks and geese, including mallards, green-winged teal, blue-winged teal, wigeon, gadwall, pintail, wood ducks, black ducks, goldeneye, and a variety of divers. The upland bird hunting for blue grouse, sharptailed grouse, Hungarian partridge, and ringneck pheasant can also be fantastic here. Between the various lakes, rivers, and streams - the trout fishing in this area can be world-class. After you learn how to take advantage of the hatches and how to play the weather – you may find yourself with a fishing tale that no one will believe. Hunting and fishing within the reservation must comply with tribal regulations – and buyers should perform their due diligence.
The nearest grocery store is approximately 20 miles from the town of St. Mary. Area attractions include Glacier National Park, Saint Mary Lake, Duck Lake, Goose Lake, Hungry Horse Reservoir, and the Bob Marshall Wilderness. A 24-hour notice is required for appointments, and all showings must be performed by a real estate professional. No one is permitted on the property without scheduling a meeting with the listing agent. Contact the listing agent for more information, additional property videos, or documentation.
