Description
This well-managed hunting property and bunkhouse with its custom-designed interior offers an incredibly rare opportunity to own a hunting camp within one mile of the Pee Dee National Wildlife Refuge. The property is situated on both sides of NC Hwy 109, creating two distinctive hunting zones, each with a well-established food plot, awesome bedding areas and screening cover. The food plots are currently planted in sorghum and brown top millet and there is a good patch of clover growing on the western edge of the food plot on the west side of Hwy 109. In early September, the food plots will be planted in Green Cover fall release. The soil for the food plots has been meticulously nurtured to provide the optimum conditions for growing healthy and productive wildlife forage. Two tower stands are included in each zone and strategically located to allow for easy access and cover when entering and exiting. The property has thick cover, planted pines, and a hardwood bottom, which is basically a deer highway across the property. The hunting zone to the east of Hwy 109 adjoins large timber tracts and is one of the few, if not the only, food source within a mile of this property. There’s also a year-round watering hole at the food plot on the west side of Hwy 109. From the outside, the bunkhouse is an unassuming structure that has been up-fitted with the hunter in mind. Once you walk in the door, you immediately feel like you have stepped into another world with the poplar planked walls, solid red oak floor, custom-built hunting gear storage spaces and hunter-inspired wall decor. The open floor plan features an awesome kitchen with a refrigerator, range, wall rack for pots and pans and a dining table with 4 chairs. The wall-mounted flat-screen TV is also included. Currently, two recliners in camo fabric will stay, with plenty of room for additional seating. There is one bathroom with a stand-up shower and custom vanity. Need to wash your hunting apparel before the next morning’s hunt? The stackable washer and dryer have you covered on that too. When it’s time to retire for the evening after a long day of hunting and fellowship, the sleeping area upstairs currently accommodates up to 6 in comfort with two single beds with trundle beds underneath, a double bed and a dresser for clothing storage. There is a balcony just outside of the sleeping area that makes a great place to relax while scanning the food plot just to the north of the bunkhouse. The bunkhouse is heated and cooled with a mini split heat pump with units on the main level and the sleeping area upstairs. Since this is not a residential structure, there is no certificate of occupancy. This hunting camp is an exceptional property on its own with wildlife harvesting opportunities for deer, turkeys and doves. The added benefit is that it is in very close proximity to the Pee Dee National Wildlife Refuge, which features many opportunities for the enjoyment of wildlife and permitted hunting. The Pee Dee River is also a short drive from this property with its recreational opportunities. This property proves that you don’t have to own a mega-acre property to make a lifetime of dreams.
