Description
Improvements: The ranch is complemented by a 1994 model mobile home that is 1024 sf with 2 bedrooms and 2 baths and is connected to a licensed septic tank. The home is under a +/- 4500 sf metal structure. There is plenty of room under the cover for parking vehicles or additional storage. There is also a +/- 1200 sf barn on a concrete slab with a large roll-up door. A large feed silo is located near the front gate for easy delivery and access. There is a first class deer handling facility complete with a 5-ton air conditioning unit and separate stalls and chutes for moving and working the deer. Everything is in good working order. There is also a small office area in the facility for record keeping, etc. Next to the deer handling facility are 15 ea deer pens and a +/- 30-acre soft release area. Each deer pen is complete with a water trough and the right amount of trees to provide a comfortable environment for the animals. Location: 1+/- hours from downtown San Antonio and about 8.5 miles south of Charlotte. The ranch is accessed off of paved FM 140 and county maintained CR 343.
Water: 3 water wells. 2 are electric and one is solar. The water is excellent quality and taste. Water lines are run to 3 of the ponds and to all the deer pens. 4 ponds distributed nicely across the ranch. One of the ponds has been stocked fish! Wet weather creek.
Wildlife: Deer, turkey, dove, quail, and hogs are common on the ranch. When the seller stopped his deer breeding operation in 2015, he released the deer onto the ranch and the herd is thriving. There are 200”+ genetics on the ranch!
Minerals: No minerals convey with the sale, but the seller has excellent surface protection written into the lease so your investment and privacy will be protected. Roughly one-third of the ranch is under lease. There aren’t any oil wells or oil traffic on the ranch
