Land: The ranch has an abundance of rolling topography with scattered oak mottes and wet weather draws crafting an ideal Hill Country setting. The most notable stunning feature of the ranch is wet weather creek that runs along the western boundary and is an offshoot of Hackberry Creek, just a few miles to the North.

Water: There are numerous wet weather draws on the ranch with springs and ponds along the western creek found during wet seasons. The seller reports good quality groundwater in the area with most livestock wells typically drilled to 350ft. A wide variety of grasses are present with Curly Mesquite, Blue Grama, Buffalo, Native Bermuda, Green Sprangle Top, Winter Grass (spear grass), and Side Oats Grama.
