Description
Land: The ranch has an abundance of rolling topography with scattered oak mottes and wet weather draws crafting an ideal Hill Country setting. The most notable stunning feature of the ranch is wet weather creek that runs along the western boundary and is an offshoot of Hackberry Creek, just a few miles to the North.
Water: There are numerous wet weather draws on the ranch with springs and ponds along the western creek found during wet seasons. The seller reports good quality groundwater in the area with most livestock wells typically drilled to 350ft. While there is not an existing well on the property, the seller plans to drill one soon or will work with buyer for well allowance.
Wildlife: Excellent habitat and abundance of wildlife found throughout. Quality and number of axis deer are particularly evident with blackbuck, turkey, and whitetail also on the ranch. Excellent recreational hunting opportunities exist as this ranch has had very little pressure.
Location/Access: Location and access are excellent with the ranch being located approximately 5 miles Southwest of Rocksprings, TX off good roads, accessible to town in 10 minutes. Some established gas well roads make the entire property accessible nearly at all times, with plenty of other internal trail roads.
Grazing Management: Grazing and land management efforts date back over 90 years with past generations chaining oak and cedar, balanced grazing efforts, and even being involved on past soil conservation boards. While not certified, the ranch has been practicing nearly fully organic principles since 2000 with no chemical sprays in the last 10 years. There is good topsoil on most of the ranch with black loam on the surface and caliche underneath. Prickly pear and cedar have been historically grubbed, burned, and further controlled with Spanish mutton goats. A wide variety of grasses are present with Curly Mesquite, Blue Grama, Buffalo, Native Bermuda, Green Sprangle Top, Winter Grass (spear grass), and Side Oats Grama.
