Wildlife is plentiful. Whitetail, turkey, hogs, and dove are present in good numbers, and the thick cover and varied terrain make the place hunt much larger than the deed shows. Larger neighbors should make for good hunting.

Soils are primarily sandy loam. One animal unit to 20 acres would be an acceptable stocking rate. Fences are fair. There is one oil well site and two buried pipelines running through the bottom third of the property. Fort Richardson State Park, Possum Kingdom Lake, and Lake Bridgeport are all within a short drive.

Access is the only detractor on this parcel. A long easement from US380 is currently the only access. We have priced this parcel to sell, knowing some additional work will need to be done on access.
