Description
Prime location in highly desirable McMullen County about midway between San Antonio and Corpus Christi. The drive to the property is easy with paved road access all the way to the gate.
Thoughtful habitat management has been implemented across the ranch, with alternating open areas and thick brush creating ideal edge habitat for wildlife. This not only enhances hunting opportunities but also promotes the growth of native grasses, making the property suitable for grazing cattle if desired.
Wildlife is abundant, with strong populations of whitetail deer, turkey, dove, quail, and hogs. A centrally located pond serves as a reliable year-round water source and draws in game from the surrounding areas. The pond is supplemented with a buried water line from a nearby well. It is also stocked with bass and catfish providing endless fun between hunts and during the summer! In addition, Choke Canyon Reservoir, with first-class bass fishing is about 45 minutes away. For saltwater fishing, the coast is about an hour and 15-minute drive.
A modest 3-bedroom, 1-bath cabin has seen many family memories throughout the years and is well-suited for weekend getaways or extended hunts. Call today to schedule a tour of this great hunting property and start making memories of your own!
Improvements: A +/-1450 sq ft cabin with 3 bedrooms and 1 bath provides a comfortable place to stay. Water, electricity, septic and TV are all set up and provide a relaxing atmosphere between hunts. Blinds and feeders are in place and a good road system allows easy access around the ranch.
Water: There are two electric water wells. One is used to supplement the pond with a 22 gal per minute pump and the other services the cabin. There is a large storage tank that provides backup water for the home. The pond holds water well and is stocked with bass and catfish.
Location: About 30 minutes south of Tilden, just north of FM 624 on San Diego Road. Roughly 1.5 hours to San Antonio or 1 hour and 15 minutes to Corpus Christi.
Wildlife: Whitetail, turkey, dove, hogs, quail. The whitetail herd has been well managed and there is a good age structure. It is not uncommon to see 30 plus deer and several nice bucks! The pond was stocked with bass and catfish many years ago and the fishing is great!
