Description
Location / Directions: This property is located in the northern portion of Rusk County along the S/S of SH 43. From the SH 43, SH 64, US Hwy 79 and US Hwy 259 intersection in Henderson travel NE along SH 43 approximately 5.6 miles to gate on right. This property is easily accessed from Longview (approximately 36 minutes NE) and Tyler (approximately 48 minutes NW). Coordinates to the front gate are 32.215589; -94.710932.
Land: This is a heavily wooded tract which is primarily hardwood timber. Elevation on the property ranges from an approximate low of 380’ ASL to an approximate high of 420’ ASL. The improvements are located in the northern portion of the property near the high point of the tract and close to the front so that you can come and go without disturbing the bulk of the property. Dry Creek which is ironically named is a nice water feature that appears to offer live water throughout most conditions. This feature enters the western portion of the property and runs south to the southern boundary before turning east and running the length of the tract exiting the eastern boundary. Portions of this creek bottom appear to be associated with the flood zone but there are little obvious signs of flooding along the creek which features large Pin Oaks, White Oaks and many other desirable species. There are several hunting areas that have been established near the creek and in these areas, the underbrush has been thinned to present a relatively clean view of the understory. Boundary lines on aerial images are noted to be approximate and should be verified by survey.
Improvements: The tract is improved with a nicely appointed cabin and bunkhouse as well as multiple sheds, a water well, electrical service and RV hookups. The cabin features 1 bedroom, 1 bath with a large open living area and a small loft. The bunkhouse is similar in construction and located immediately behind the cabin. It has eight built-in bunks so company is always comfortable. The improvements are considered to offer good immediate utility and there are multiple areas remaining that would be desirable home-sites.
