Description
The TJ Del Rio Ranch is an investment grade ranch with a multitude of both operational and investment opportunities for any prospective buyer. The ranch is located just outside of Del Rio and boasts miles of frontage along Hwy 90, Loop 79, and FM 2523, which allows for great access as well as potential future development. Improvements consist of 2 homes, 4 wells (of which 1 was used for irrigation), hay barn, walk-in cooler, foreman’s home, complete high fencing around the perimeter and cross fencing. Improved whitetail genetics and multiple species of exotics are on the ranch for an outstanding hunting experience. - Location: The TJ Del Rio ranch consists of 4,922+/- acres located on the Eastern edge of Del Rio, TX near the intersection of HWY 90 and HWY 277, and borders the outside of the Loop 79 around Del Rio. The ranch has excellent paved road frontage on Hwy 90, Loop 79, and FM 2523, and Laughlin AFB borders Hwy 90 to the south. The Del Rio International airport is just 8 miles away, and all the dining, groceries, medical care, and other amenities one would need can be found in town. San Antonio is approximately a 2.5-hour drive to the East. The ranch is right on the outside edge of commercial expansion in Del Rio and the area surrounding has a diverse mix of commercial properties, residential development, and other large working ranches.
- Land: You will find plenty of landscape character and diversity throughout the ranch with good native habitat, surface water, and gentle topography. Water is a top priority in this region of Texas, and the highlights of the ranch are the miles of wet weather creeks that wind all over the ranch providing fertile native habitat, excellent wildlife cover, and good surface lakes. While it is common for the topography in this region to be relatively flat, the land does have a roll to it, with the NE section possessing more aggressive plateaus with sharper 100' elevation shifts. With any working ranch, navigable internal roads are key to the operation, and the vast network of roads throughout make nearly the entire ranch usable and accessible.
- Water: The ranch is very well watered for the region with numerous creeks winding miles through the ranch. Multiple surface ponds are in place along the creeks to hold water for livestock or wildlife year round, with a few of them being over 1 acre in size. In addition to the natural surface water there is a water well for the lodge and ranch houses, two windmills with water troughs and concrete storage tanks, and a well that once was utilized for irrigation operations in the NW pasture of the ranch.
- Improvements: The entire perimeter of the ranch is high fenced and has been operated as a whitetail and exotic game ranch. The main entrances to the ranch are off of FM 2523, which runs East/West and acts as dividing boundary between the north and south sections of the ranch. The ranch boasts multiple living quarters suitable for full-time residency, entertainment, or corporate lease operations. The main ranch home, simply referred to as, "The Lodge", was built in 1991 and is 2,342 square feet with 4 beds and 4 baths, constructed with high ceilings, an open floor plan, and a nice stone exterior, presenting a true hunting lodge atmosphere. The other ranch home was built in 1945 and is 1,624 square feet complete with 3 beds and 2 baths, kitchen, dining and is great for hosting additional ranch guests.
- Wildlife: There are numerous different large ranch pastures separated with cross fenced game fencing, allowing different management practices with different native and exotic wildlife species. Currently on the ranch are whitetail, turkey, axis, elk, and barasingha. The wingshooting can also be very plentiful at times with dove typically found in great numbers.
