Land Characteristics: Woodland Ranch is comprised of 276.398 acres with the bulk of the property having county road (CR 3277) frontage along its southern and eastern boundaries. The tract is gently rolling with elevation ranging from an approximate low of 410’ ASL to an approximate high of 510’ ASL. This approximate 100 feet of elevation change offers a variety of terrain throughout the property that made construction of multiple lakes possible. The property is open to wooded with a mixture of improved pastures, dense blocks of mature native timber and a small area of recently planted pine that will improve seclusion and privacy as it grows. While the bulk of the property is upland area, it is noted that there is a small area in the northern extreme of the property located below the main lake that is located within the flood zone. This area is far away from any improvements with no impact to the utility of the property other than offering some added moisture in the improved pasture that allows for a better stand of grass deep into the summer months.
