Description
This property has a history of excellent hunting with high numbers of well-managed deer and turkey. There’s a pipeline right-of-way at the top of the property that provides about 6 acres of tillable field that already has natural clover and browse for the wildlife. The diverse habitat features old-growth timber combined with high brush and field at the top of the ridge. The old-growth, mast-producing oaks yield an excellent acorn crop, and the brushy habitat provides the ideal cover to promote mature buck daytime activity. The owner and some of the surrounding neighbors have put quality deer management practices into place. The property can be accessed by the oil and gas access road up through the middle. It is fairly steep but is a good off-road trail for UTVs/ATVs and provides access all the way to the top of the property. Parking at the entrance of the property is limited. There is an old driveway and level area that was graded out years ago on the NW side of the property. It is overgrown with brush, but if cleared out, it would make an excellent spot for either a camper, cabin, or home. It is not currently accessible because of the high brush, but there is electricity available nearby at the road. It has been about 16 years since the property has been logged, so there are some mature stands of hardwoods. There’s potential for timber to be harvested off the property or to manage for future value. There are some large white, red, and black oaks on the property with a mixture of other species, including poplar, locust, maple, and ash. There are two shallow oil and gas wells on the property that used to be checked by well tenders once per week. Free gas is not included with the property. Mineral rights are not included in the price but can be negotiated separately. The owner has a 25% interest (both minerals and surface) in 200 acres of mineral rights around that property.
