Description
Waterfowl and deer hunting all wrapped in one! What more can you ask for!? This property, located in the Driftless Region of Sauk County, Wisconsin, offers a combination of riverfrontage, diverse habitat, and recreational potential, primed for numerous hunting seasons throughout the year. The property features a mix of hardwood timber, open areas enrolled in CRP, and lowland features that support both deer and waterfowl activity.
The Baraboo River flows along the western edge of the property, providing a consistent water source and contributing to the overall habitat diversity. Along the river corridor, several sloughs and wetland pockets are present. These areas create a perfect habitat for waterfowl use during migration periods. While walking the property, we observed numerous geese, wood ducks, and mallards utilizing both the river and adjacent sloughs. Everywhere we turned, another group would kick up either in front of or behind us and fly over our heads, off to the next spot.
The western portions along the Baraboo River consist primarily of hardwood timber, with oak and maple being the dominant species. This timber composition provides both cover and forage opportunities for wildlife. This hardwood stand is truly something to see. Throughout the property, quality timber abounds, making this piece even more impressive. Everywhere we walked, deer trails and visible sign throughout the property indicated consistent wildlife movement across different areas. We kicked up roughly 10 deer during our walk on the property, illustrating to us that activity isn't only restricted to the cover of darkness. The Baraboo River is also known as the region's top Smallmouth Bass river, offering yet another great outdoor activity for the entire family. Sitting along the sandbars with a line cast will take you back to your childhood while sharing those memories with your family and friends. Speaking of sandbars, there are plenty throughout the property, offering plenty of spots to swim or throw in your kayak!
A portion of the property is enrolled in the Conservation Reserve Program, providing open ground that contributes to habitat diversity. This enrollment also generates annual income, which will assist in offsetting property-related expenses.
The property is located within a short driving distance of nearby communities. Reedsburg is approximately 5 miles away and provides access to groceries, dining, and general services. Baraboo is located roughly 17 miles to the southeast and offers additional retail, healthcare, and employment opportunities. The surrounding region also includes several recreational destinations such as Lake Redstone, Devil’s Lake State Park, and Mirror Lake State Park, which offer hiking, boating, and camping opportunities.
The diversity that this property has to offer isn't something that is seen often. Call Land Specialists Alden Tinder, Evan Ruesch, or Brian Ruesch today to schedule your private showing. You won't be disappointed!
