Description
If you are looking for an outstanding hunting property with big mature hardwoods, you will want to put this one on your shortlist. It is ideally situated for a homesite or campsite with flat, open, grassy, areas upfront along the paved county road. This area would also make an excellent place to park a few RV’s and go in together with family and friends and make it into a hunting/recreation destination. There are over 2 miles of interior UTV trails that will traverse you around the property, leading to food plots and some of the most beautiful rolling hardwood ridges and valleys you can imagine. Birch Rock Hollow is a big drain coming off of the main ridge of Lookout Mountain and the water cascading down over the rocks is so peaceful to listen to and provides a water source for wildlife. There is a spring on the backside of the property deep in the hollow that has crystal clear water and a pool about the size of a big jacuzzi. The timber is primarily made up of chestnut oaks, white oaks and various species of hardwood trees, however, there are pockets of pines and some thick cover that makes this a diverse property. There are just a few steep areas but most of the land is gently rolling and you will even notice some terraced areas up on the incline of the ridge that was once farmed decades ago. Wildlife are abundant in this area, there is even a trail camera picture from this spring with at least 7 jakes, so those will be some gobbling turkeys to hunt this coming spring! The land is up against a vast forest that has almost no development, so you are pulling wildlife from those thriving acres as well, look at the wide view on the interactive map and you can see all the secluded timber ridge to the north, east and south of this tract. An old hay shed and old rustic shed out front could be used for storage, there is also a well and county water at the paved road, giving you some options for water sources. I could not imagine a better mature hardwood hunting property at this value, please give me a call to set up a private showing and we could have you hunting on it by this fall.
