Description
Nestled in the rolling hills of Southern Illinois is a quiet, rural hunting retreat. This is a very quaint recreational tract with the perfect lodge. But honestly, what makes this property so unique is the layout and location of all of the features. First, when studying the aerial, you will see that the property has the perfect layout for hunting. So, what does that mean? The property is almost a perfect blend of open pasture, early successional (brush) and mature timber. Deer are like humans, they like diversity in their diet. This covers their diet year-round. Secondly, the home and barns are located in the very Southeastern corner and tucked over a ridge from the rest of the farm. While you are out hunting you won’t even know the home is there. And lastly, the farm has over 2.5 miles of field edge. And to top it off, the owner hasn’t allowed any hunting since buying the farm in 2005. When I toured the property, I spooked turkeys near the back pole barn (and there were feathers everywhere), I flushed probably 20 wood ducks off the pond and saw several deer in the back on the north end of the farm. The home is 2,000 sq. ft. It was built in the 1980s so it has a very modest, functional layout. The three bedrooms and one full bath, kitchen and dining room are on the first floor. The basement has a giant rec area and gas fireplace with a full bath. Outside on the back patio is a large hot tub for winding down. There is a 2,076 sq. ft. Tru-Bilt pole building with 3 overhead electric garage doors, a climate-controlled workshop and another separate room that could be an indoor theatre. The current owner used it as a railroad simulator. There is another pole building behind that for tractor or toy storage with concrete floor and gas heat. If you are looking for the perfect place to escape and enjoy the outdoors, then check this one out. I can promise it won’t last long.
