Here is a great example of an affordable recreational and/or hunting tract that offers everything required to be very productive. Set back off of a country road with approximately over a half-mile, you access the property via a deeded easement. It’s very easy to drive back all the way to the property on a solid ditch lined grass lane. The setback would obviously allow the deer to have plenty of privacy and security and not be pressured by any traffic, human or otherwise. The property is almost split in half by a picturesque creek or waterway that not only adds some nice natural features to the landscape but also provides a great, year-round water source for the abundant wildlife using the property. The back part of the property is fairly flat and wooded with a mix of hardwood and softwood trees of varying levels of maturity. The current owner did some habitat improvements such as a small food plot and some areas of hinge cutting to increase security and bedding areas. The existing habitat combined with the improvements are apparently attractive to deer, judging by the abundance of sign and rubs on the property.   There is a nice wooded ridge running across the front of the property and you could see the deer running it when I walked the property. The balance of gently rolling terrain has brush, grasses, scattered trees and thickets. Which creates an attractive habitat for deer, turkey, small game and non-game animals. Because there is a constant water source on this property as well as neighboring cropland and other timber, I’m sure this property would hold deer as well as make it a well-used travel corridor. The property hasn’t had much hunting pressure or harvest history as the owner has another property closer to his home, but we did get several buck pictures in just a short time of having a camera out.
