As with any hunting farm, we are always making the strongest effort to piece together the puzzle of the farm itself and quality of the hunting and habitat to best describe it to our large market of buyers. The aerial maps alone provided good evidence of miles of creek bottom surrounded by hundreds of acres of quality cropland. But once we walked this farm, we quickly discovered it is much better than the aerials even lead on. The creek bottom has far more cover than we expected, with hundreds of mature cottonwood trees, scattered locusts and cedars, and excellent undergrowth within the trees that provides incredible bedding for deer and shelter for upland birds. There are several areas of dense, head-high thickets that provide cover for wildlife that is second to none. The terrain gets very rugged along a few bends of the creek, where it has washed out over time. These areas create pockets of flat bedding in the bottoms and natural hidden 'honey holes' for setting stands for archery and rifle deer hunting. Several improvements have been made to the property in recent months, and the owner kindly set trail cams out over the past few months to help give a better understanding of the deer quality and numbers. The trail cams provided several photos of wide antlered, heavy racked trophy whitetails AND several muley bucks within all age ranges. Also high numbers of Rio Grande turkeys – while other areas of Western Kansas have seen declines in the turkey populations. The property could not be set up any better for hunting, in my opinion, other than maybe the addition of another treestand here and there once the new owner gains a better understanding of the natural deer movement through the property. The property is FULLY EQUIPPED with 4 brand new ASF Tower Hunting Blinds overlooking 4 brand new ASF steel feeders. These blinds and feeders have been strategically and evenly setup across the farm, providing hunting setups for both firearms and archery season and for all wind directions. Easy access and seclusion were greatly considered when setting up these locations. The new owner will be fully equipped for success in the best parts of the farm.
Now that we've covered the tremendous wildlife habitat and cover, let's discuss the one detail we have not covered yet….the amount of quality FOOD within the borders of this farm. We have mapped out nearly 475 acres of cropland within the borders of this property, in which the farm tenant is currently rotating corn, milo, and wheat throughout. These acres are equally as important as the creek bottom cover to a hunter and, obviously, an investment-minded hunter who is looking for some decent income return.
