Description
Properties along the Chikaskia River and located within an hour of Wichita are pretty hard to come by. Throw in the fact that this property has a special combination of habitat and has been geared strictly toward hunting for many years by one owner, and you have something very hard to find. With over 20 years of deer history, this incredible property is a proven annual producer. In the past years, this property has consistently produced deer over 150” on a yearly basis and the occasional 170” and 180” deer have also been harvested. Comprised of approximately 62 acres of mostly very high-quality Class I soil and the remaining acreage being thick grass and timber, the habitat is everything you should be looking for. Secluded openings in the timber create shooting lanes and possible food plot locations. The rolling hills and open flats surrounded by heavy cover is the perfect layout for traveling deer with small saddles and low areas for what I call a big deer comfort zone. The area surrounding the river is thick and wide allowing for great hunting options and still can provide “do not enter” sanctuary. The Chikaskia provides year-round freshwater and a natural and timely corridor for deer, especially for bucks during the rut. The key feature of this property is the fact that the opposite side of the river maintains very little to no habitat creating a vacuum for traveling and bedding deer on this property. Another key component is food. Currently planted to soybeans, numbers of deer are using the field in the mornings and evenings and this will make for excellent early season hunting during muzzleloader and early archery. The tillable acres have also been planted to corn or wheat on a rotation. To create a more diverse feeding program the interior small fields can easily be utilized as early season hunting plots located right next to heavy bedding areas. These components should check nearly all the boxes when it comes to looking for a producing recreational farm.
