Description
Located in the heart of the scenic Flint Hills, Just 2 miles north of Alta Vista, this cattle-ready farm has much more to offer than meets the eye. Not only does it have an excellent stand of native grass, but there are also two timber-covered ridges that surround a valley area that is currently planted to approx. 25 acres of Brome. A live spring-fed creek runs along the south side of the valley, as well as a stocked pond that provides year-round water for livestock and wildlife alike. Currently, the farm rents for $3600 a year and is grazing 25 cow-calf pairs. If you're looking for a great recreational retreat, this one fits the bill. For starters, the scenic drive to the property is second to none. In fact, coming from the east, you can take the Skyline Mill Creek Scenic Drive within 1/4 mile of the property. Once at the property you are greeted with a view of the green valley that cuts through the center of the farm, surrounded by the rolling Flint Hills. The 25 ac m/l brome field could be easily broken out and planted to wildlife food plots and or a crop such as alfalfa. The rolling topography of the farm adds excellent character and charm and would make a great property to ride, ATVs, etc. . Several springs come out of the ridge above the creek providing a crystal clear water source for the creek itself. The current owner does not hunt, but has been told by the neighbors that is an excellent property for big deer. Wabaunsee county is known for excellent deer genetics, and the mature bucks often take cover in the timbered-covered draws such as the ones located on this farm. Although we currently do not have any trail cam pics, the property has a lot of deer sign in the form of tracts and rubs. We found a couple of deer sheds and I saw some turkey running out of the timber as I was taking pictures. The Cabin is 36X50 and currently is an open concept but could easily be converted if desired. The bathroom and sinks run off of a well, and the electricity runs off of a generator but could be converted to solar if desired. This property is one you need to see in person to appreciate all it has to offer. For more information, or to schedule a one-on-one showing, contact one of the agents.
