Parcels this large are not very common anymore, especially ones that are heavily wooded. This one has about 4 acres of large pole pine near the road that would make a fantastic building/camping site. The pines are surrounded on two sides by large hardwoods that extend throughout the property. Access is very easy right off of 200th ave, and the driveway that goes along the south side of the property is in excellent shape. The drive runs east and west the entire parcel length and provides very easy access to anywhere on the property. There is no trail system needed due to this driveway access. The deer sign is everywhere. Old rubs and scrapes, as well as well-worn trails, are evident all through the property. I saw two older Tom's together when I walked it, and there I was told there is a large turkey population living here as well. I spoke to the neighbor who had a bear visit him the night before in his driveway and try to get into his truck, as is apparent by the footprints on the side of his truck(see pic). This parcel is wildlife heaven and is large enough to manage the deer herd. There is some value in the standing timber, and under a qualified forestry program, approximately 50% of the taxes are eliminated, and the forest will pay dividends long term. I can explain further any questions regarding this program. The center of the rolling property holds about a 10-acre swampy area that provides great bedding and fawning cover and holds a lot of deer. It also provides a freshwater source for the herd. A rare, very large parcel of timber with great hunting potential, a beautiful building or camping location, and power at the road and down the driveway. These parcels do not last in today's market, so call me today for a private tour. I have a Polaris Ranger that will save us a lot of steps!
