Description
This property is in the APR zone and has been closely managed for a number of years with rare exception. It has not only been harvest managed but the land itself has been managed. Approximately 17 acres on the south side of the property was clear cut 3 years ago going on 4 this summer. This was done to improve the holding ability of this property and to create a bedding and fawning area to encourage the deer to live on this property and not just pass through to the large crop fields next door to the south. It has come back nicely with heavy cover and year around brows and has become a very effective bedding area. A large strip of timber separates the cut from the marsh that is about 4-5 acres in the center of the property. There are two large kill plots next to the marsh and those areas are a staging area for the deer that are eventually everyday head to the crop fields to the south. This year it was corn but has also been soy beans in the past . The deer from the large timber parcel to the north travel to these food plots and stage as well as the resident deer. The trails indicate solid heavy deer traffic and both times I spent time here I saw several deer and new well used trails in the snow. There are pictures of those new trails in the photos. To the north of the marshy area there is big timber that could be and perhaps should be thinned out with a select cut. This I believe would just add more cover and security for the resident herd. There is also a trail system on the north and south sides of the parcel to allow good access in just about any wind. This piece is surrounded by large privately owned parcels and the property to the north has had very limited hunting for a number of years. There is a garage type building on the property with a wood stove and a couple of bunks and there is electricity to the building. There is no well or septic. It is a great place to get warm and dry and adding water and septic it could be made into a small totally functional cabin. It could also be used to store the toys as there is a garage door in it. Properties of this size with this kind of attention paid to them are not very common and this property because of location, the APR and the care that has been taken on it will not last.
