Description
This is a diverse hunting property with unlimited potential for hunting pheasants, waterfowl, and whitetail deer. Located between Cottonwood Lake and Parso Lake just outside of Windom, this property is in a great neighborhood to attract wildlife from all directions. This large tract is mainly composed of open ground and upland habitat with shelter belts along the edges. There are also some lower areas with open water and wetland habitat. Beyond the habitat diversity, there is also a lot of elevation change, especially for this area. As for an overview of the property starting at the north end, you will notice a five-row evergreen shrub shelterbelt outlining the north and northeast boundary. There is also an established food plot on the north end that is shy of 2 acres. Moving south of the food plot, a drainage ditch cuts across the property from east to west.
As you continue south of the drainage ditch, you will encounter more elevation change with hilltops of native grasses and lowlands with cattail sloughs and open water. The large wetland in the aerial photos is approximately 5 acres and is equipped with some waterfowl nesting structures. Following the large pond to the south turns into a willow drainage, offering dense cover year-round. This dense cover is surrounded by more high ground with native grasses and an upland habitat. There is another five-row shelterbelt along the entire eastern edge of the property along 500th Avenue. It is paved and gravel road access along the whole south and east side, offering multiple options for access. This tract neighbors 300 acres of federally owned Waterfowl Production Area (WPA) and privately owned recreational property.
The entirety of this property is enrolled in government conservation programs. The conservation programs provide Income to the new buyer for the next several years.
