Description

PRICE REDUCED! Located approximately 17 miles west of Hutchinson and only a little over an hour from the west metro, you simply do not find properties of this size, diversity and with as much restoration work done to it this close to the cities. The property has approximately 378 acres restored through the WRP easement program that is about as set up as I’ve seen to accommodate small to larger groups of people interested in hunting a combination of pheasants, waterfowl and deer. For starters, extensive is an understatement when it comes to the amount of restoration work that has been completed on this property.  There have been over 25 tile line breaks, 5 earthen embankment dams constructed, overflow spillways cut out and new outlet control structures installed for the wetland restorations. This work has provided 2 main larger open water wetland basins a variety of smaller satellite open water and seasonal wetland basins not to mention various areas of cattails for wintering and seclusion cover for pheasants and deer. The current owner upgraded the upland prairie planting from what was originally planted and words or even the pictures don’t do it justice. The diversity is great and composed of a variety of tall and short grass species as well as too many wildflower species to count.  Wrap all this then around the ability to have approximately 15 acres of food plots spread out over three different areas, woody cover shelterbelt plantings and two smaller areas of CRP and all the pieces are in place for a great and true multi-species property. I know there are a lot of pictures but you just have to take the time to go through all of them and then come out to see the property to appreciate what it provides. The current owner has built and maintained a great relationship with the NRCS that administers the WRP program who is in the process of improving the property even more through updating a control structure and some herbicide treatments to reduce some cattails and open up even more isolated wetland basins and some tree removal over some enbankments just to name a few items. Access is off of the quiet township road that separates the east 160 acres from the balance to the west. From a deer hunting or even pheasant hunting standpoint depending on the wind, there is an access easement field road off of County Road 4 to the east that comes into the east side of the east 160 acres. Right at the end of that is one of the two smaller areas of CRP which would make a tremendous isolated area to build a hunting shack or to camp.   Look at all the pictures and give me a call to discuss this great property that is just far enough out from the Twin Cities but close enough if you just want to run out for a day hunt.  You truly have to see it to appreciate it!
