Welcome to the shores of Severance Lake! This property is located approx. 5 miles South of Glencoe and/or roughly a half hour west of the SW metro. Growing up near this area and knowing some individuals who own land close by, I've heard my share of hunting tales regarding this area. This property lies on the western shores of the lake and depending on how you measure it, roughly just under a mile of shoreline. The larger wooded area to the north, the wooded, I'll call it, grove around the farm site, and the wooded lakeshore leading down to the wooded South tip.
The old tillable fields have been restored to a diverse mix of prairie through the MN CREP program. CREP, if you don't know, is a combination of the state Reinvest in MN conservation easement and a one-time sign-up of the federal CRP program. The total CRP acreage is just over 53 acres, with remaining annual payments of $19,230 through Sept. 2034. That's right, approx. Ten years of payments left (the FSA will most likely prorate the FSA 2024 / 2025 payment). The sellers have a proven history of harvesting a variety of wildlife and when touring the property for the first time with the sellers, we ran into 6 roosters simply driving the UTV around. There is an established boat access area right off the farmyard and multiple points and bays to hunt and set up for whatever wind direction. Many parts of "the lake" are large cattail areas, so one not only has early season, but late season cover for chasing roosters all season long. I've personally seen deer on the property and given the size of the overall habitat complex, it doesn't surprise me that this is a destination area for local deer; that should only get better as the crops come off. The farm site is very private and peaceful, located at the dead end of a private driveway shared with the neighbors. The farmhouse has seen some years and is currently utilized as a "hunting shack" but has updated central A/C with a heat pump and furnace. It does, however, also include an updated septic system (mound) and then has the drilled well. There is also a nice sized 60 x 40 quonset shed for storage. For those looking to start fresh and build a new home, it's located again close to the Twin Cities, minutes from Hwy 212, and you have to see the building site to appreciate its setting.
