Description
Awesome Hunting Property on Wolf Creek, Turn-Key and ready to hunt! The tract is bordered by very large, very well-managed ranches. This massive area of controlled deer management has resulted in a great mature age class and some BIG Whitetail bucks. It’s also home to a large Winter turkey roost, offering some awesome Rio Grande turkey hunting in the Spring. Properties like this are rarely offered for sale, and this one is pristine and extremely game-rich.
The ranch hasn’t had cattle in over a year, resulting in extremely woolly bedding cover. Several scenic meadows along the creek edges would be perfect locations for small food plots.
It has a 40-acre wheatfield, a deer magnet, that can be planted to a variety of crops. It’s not uncommon for 100+ deer to flood into the wheat on a cold winter evening. This high deer density is obvious when you see the amount of deer trails, rubs, and scrapes. It’s a deer hunter’s heaven!
The property is very diverse. It has old-growth, mature hardwoods, including 100+year-old Cottonwoods, American Elm, Black Locust, Hackberry, and Mulberry, among many others. It has scattered Chinaberry groves that will resemble Colorado Aspens in the fall with their brilliant yellow. It’s covered with big Plum-thickets and Ragweed bottoms, providing perfect Quail habitat. The southern pasture has some good grass, fenced out, with two solar-wells, providing some great grazing if the new owners would like to run a few cows or horses.
Wolf Creek is the highlight of the property. It’s Northwest Oklahoma’s largest Live-Creek. It drains into Ft. Supply Lake just a few miles downstream. Shortly after Wolf Creek spills out of the Lake, it conjoins with the Beaver River, creating the North Canadian River. Imagine tagging a Spring Gobbler in April, then heading to the lake to catch a limit of Walleye in the afternoon!
Wolf Creek creates numerous pools as it meanders through the property. In the spring and early summer, when the water level is highest, the creek provides some great fishing opportunities. The property has a new road and a concrete low-water crossing accessing the western side. Near the crossing is a great open location to light up the fire pit and relax. It’s also a great place for the kids to swim in the clean sandy creek bottom.
In Wintertime, the creek will hold many Mallards. The western side of the property has a long slough full of cattails and marsh grass. It could easily be deepened to create a kidney-shaped duck impoundment. With a little work, duck hunting could be phenomenal.
This rare find is a Sportsman’s Paradise! Don’t hesitate to contact Steve to look at this great property!
