Description
An incredible investment opportunity along with tremendous recreational potential is what you will find on this picturesque mountaintop. The natural beauty is on display as you travel along the excellent, main road system. The majority of the property has been put into a conservation easement, which does restrict some development, however, there are many building envelopes set aside for cabins or homesites. 50 acres at the front of the property are not in the conservation easement that is unrestricted to do whatever is desired. There is an opportunity to harvest timber as well as to hunt and create wildlife food plots. A timber management plan is already in place and more details on the conservation easement and timber plan shall be provided on request. Located just east of Tracy City, the road leading in is level with very little topography. Once you get back into the interior of the tract, there are numerous secondary roads/trails that split off and access little finger ridges and valleys. The majority of the property has had some timber harvest on it, within the last decade, but large pockets of streamside management zones (SMZ’s) were left and provide large mature trees which create a very diverse landscape and wildlife thrive here. The deer sign is prevalent and especially in the planted young loblolly pine stands toward the southern half of the tract. The holding cover is excellent and the pines are growing well and could provide future income opportunities. Another portion of the property is located along the slope and bottom of the Little Sequatchie valley and the Little Sequatchie River runs for over 1.8 miles of the tract. This valley has huge smooth boulders that have been eroded over the years to create the thousands of stones that line the river bottom. There are towering hemlock trees, beech trees and oaks that are along the slopes and many mountain streams that are so beautiful the way they bounce and cascade over the rocks as they flow. A trail winds you right along the river bank and would make for great camping, riding, hunting and a place of serenity. The views are tremendous and with a panoramic turn of your head from the bluff and ridgetops, you can see for miles. If a large tract of land at a good value is what you have been looking to invest in, then this is one to check out. I think you will agree this is a special place. Please call to set up a private showing and discuss more details on this unique tract.
