Description
Located in the northern portion of Cherokee County, this 245.603± acre recreational tract offers a rare combination of mature bottomland timber, abundant surface water, diverse wildlife habitat, and a secluded setting with strong recreational appeal. The property is situated approximately eight miles south/southwest of Troup and approximately nine miles east/northeast of Jacksonville. Access is provided by a deeded easement originating from FM 2064, with the entrance gate located near coordinates 32.040012, -95.157166. The tract has been held and enjoyed by the current ownership for many years as a private outdoor retreat centered around hunting, fishing, wildlife observation, and general recreational use.
Property Overview
The tract is slightly irregular in shape and is generally square in configuration except for the western boundary, which follows Mud Creek as it gradually turns toward the southwest. Because of this configuration, the southern boundary is slightly longer than the northern boundary. The property lies within the Mud Creek drainage system and consists primarily of mature wooded bottomland habitat with a smaller section of higher elevation terrain located in the southeastern portion of the tract.
The deeded easement enters from the south and east and leads directly into the higher elevation portion of the property. This upland area contains a little over 20 acres with elevations generally ranging from approximately 300 feet to 330 feet above sea level. This portion of the tract could potentially support construction of a small recreational cabin, campsite, equipment barn, or future weekend retreat area, subject to buyer investigation and any applicable permitting or utility considerations.
The majority of the remaining acreage consists of gently rolling to nearly level bottomland terrain with elevations generally ranging from approximately 290 feet to 300 feet above sea level. The transition between upland and bottomland terrain creates visual diversity while also contributing to the property's habitat quality and water retention characteristics.
Timber, Vegetation, And Habitat
One of the most noticeable characteristics of the property is the mature mixed native timber that covers much of the tract. The timber appears to include a mixture of bottomland hardwood species commonly found throughout this portion of East Texas, including various species of oak, hickory, elm, sweetgum, ash, and other native hardwoods and Pine associated with creek bottom environments. Portions of the property feature a relatively open understory that allows for easier travel by foot or UTV and creates attractive wildlife movement corridors throughout the tract.
The large uninterrupted blocks of surrounding timber within the Mud Creek corridor contribute heavily to the area's recreational appeal. Bottomland systems such as this are widely recognized throughout East Texas for supporting strong populations of whitetail deer, feral hogs, waterfowl, small game, and numerous non-game wildlife species. The combination of mature timber, natural water sources, dense cover areas, edge habitat, and isolated slough systems provides diverse habitat conditions across the property.
The location of the tract just north of the confluence of Mud Creek and Caney Creek further enhances the overall habitat diversity of the immediate area. In addition, Birches Creek, Lavender Branch, and numerous natural springs tie into Mud Creek along the western boundary of the tract. The convergence of these waterways creates a broad drainage system with significant wildlife and recreational value.
Surface Water And Recreational Appeal
Surface water is arguably the defining feature of this property. Mud Creek itself is well known locally for fishing, hunting, wildlife habitat, and recreational use. Along the western boundary, the creek system creates a dynamic landscape consisting of sloughs, small oxbows, seasonal backwater areas, and shallow wetlands that provide year-round habitat diversity.
Throughout the tract there are numerous naturally occurring sloughs and shallow water features that appear capable of supporting waterfowl activity during seasonal migration periods and wetter times of the year. A centrally located pond reportedly constructed approximately 40 to 50 years ago in conjunction with a USDA-related program has matured significantly over time and now blends naturally into the surrounding environment. The water feature has developed natural vegetation and habitat characteristics that make it appear similar to a naturally occurring pond system.
The current layout of the property allows access to much of the acreage by UTV. However, there may be additional opportunities for future trail development and habitat enhancement projects. Portions of the property could potentially support development of improved trail systems, small levees, controlled crossings, or wildlife management improvements designed to help manage seasonal surface water and improve accessibility in wetter areas.
The property currently presents an opportunity for a new owner to shape the land according to their own recreational goals and vision. Whether the focus involves hunting, fishing, wildlife observation, habitat improvement, trail development, or establishing a private recreational retreat, the combination of mature timber and abundant water resources provides a strong natural foundation.
Area Information And Nearby Attractions
This portion of East Texas is known for its heavily wooded landscape, productive wildlife habitat, and strong outdoor recreation culture. The property benefits from convenient access to nearby communities including Troup, Jacksonville, Tyler, Henderson, and Rusk while still maintaining a private and secluded setting.
Nearby recreational destinations include Lake Palestine, which offers boating and fishing opportunities, as well as the Davy Crockett National Forest located farther south for additional public hunting, hiking, camping, and outdoor recreation opportunities. The region also provides access to numerous creeks, reservoirs, public boat ramps, and wildlife management areas throughout East Texas.
Jacksonville serves as a regional hub for dining, shopping, lodging, and medical services, while Tyler offers expanded commercial services, healthcare facilities, and entertainment opportunities within a reasonable driving distance. The property remains within reach of the Dallas/Fort Worth metroplex, Houston area, and Shreveport region for buyers seeking a larger recreational holding in East Texas.
