Description
Tracts like this are hard to find in today's market. This is located approximately 10 miles E/NE of the city of Crockett. Located in close proximity to portions of the Davy Crockett National Forest, this property is manageable and surrounded by larger tracts. As a result, wildlife is abundant and recreational potential is unlimited.
The property is a mixture of native hardwoods and Pine timber with many areas of clean, open understory that offers glimpses of the rolling topography. Elevation on the tract ranges from an approximate low of 330' ASL to an approximate high of 360' ASL, with the property generally sloping downward from the south (along the road frontage) to the north. The NW portion of the property is located within the 100 flood zone. Two creek beds (primarily wet weather creeks) traverse the property, with both draining to Hickory Creek to the north of the tract.
This property's primary feature is a pond estimated to be approximately four acres in size. This water feature has reportedly been stocked with a wide variety of bait fish, crappie and bass. The standing timber and vegetation in the pond create a very good ecosystem for a healthy fishery as well as excellent waterfowl habitat. This pond is centrally located and set back from the county road, which provides privacy and multiple desirable building sites for your dream home or weekend cabin. Electricity runs through the central portion of the property, and it was reported that community water is along the county road less than one mile west of this tract.
One unique feature of this property is that the tract has partial high fencing. The southern boundary (along CR 1060) and approximately half of the eastern and western boundaries are high-fenced, providing an abundance of privacy and peace of mind from any public travel along the roadway.
From Crockett, take SH 21 northeast, approximately 2.6 miles to FM 3187; turn right and travel approximately 4.4 miles to CR 1050. Turn right and proceed approximately 0.3 miles to a left turn on CR 1060. The gate to the property is approximately 1.0 miles down CR 1060 and is located on the left.
