Description
DESCRIPTION: The Wolf Creek Ranch is a gorgeous North Texas ranch, built and maintained with attention to quality and detail. This 585 acres of beautiful landscape is highlighted by a custom-built Austin stone ranch home. Additional features include a 2600’ grass airstrip and a large airplane hangar, complete with a well-appointed living quarters, an office, plenty of equipment storage and shop space. This ranch, with highly improved coastal grass, is perfect for raising horses and cattle. The diverse terrain includes several ponds, with densely wooded areas of oak and pecan trees surrounding the two creeks that traverse the property; providing a great habitat for wildlife, and excellent opportunities for hunting and other recreational activities.
LOCATION: The Wolf Creek Ranch is located 6 miles north of the City of Nocona, in Montague County, approximately 1.5 hours northwest of Fort Worth and within 2 hours of Dallas. The quaint and historical Nocona (population 3,000) provides great conveniences and community activities. Nocona is known for the Nocona Boot Company and the Nocona Athletic Goods Company (manufacturer of baseball gloves). The ranch is situated within, and nearby, the very desirable Prairie Valley Independent School District.
MAIN HOUSE: The 3000 square foot, custom-built, single story home is immaculate and has large comfortable rooms. Vaulted ceilings, large windows, and gorgeous wide-plank hardwood floors throughout the main living area provide a welcoming environment, perfect for entertaining. The lodge-style family room is highlighted by a natural stone fireplace and immense wood ceiling beams, and is open to the adjacent kitchen and dining room. The modern kitchen has an abundance of attractive hardwood cabinetry, granite countertops, a breakfast counter, and built-in stainless steel appliances. The master suite is very spacious, includes a gas fireplace, a large bath with a tub and a shower, and walk-in closets with a safe room. A second bedroom suite is located at the opposite end of the home. The covered patio with built in grill overlooks the beautiful back yard toward the wooded pastures. A second patio area across the yard allows relaxation under the trees, or a campfire during the cooler months. The attached garage provides plenty of space for 2 vehicles and other storage needs. Quality and efficiency is abundant throughout, including Anderson windows and exterior doors, two Trane high efficiency HVAC systems, and a newer high quality roof. The home’s electrical system is “generator ready”, in case of a power outage.
AIRPLANE HANGAR/EQUIPMENT SHOP: The professionally built, steel construction, airplane hangar totals approximately 4500 square feet, including the separately enclosed apartment. This building serves for much needed equipment storage and shop space, even if you do not own an airplane. In addition to the large 42’ wide airplane door, there are two additional overhead doors, allowing for convenient access and storage of large machinery. The hangar also includes and newly updated office area with HVAC and a ¾ bath.
GUEST QUARTERS: The 2BR/1BA, fully furnished apartment located within the hangar provides approximately 800 sq. ft. of comfort and privacy for guests. The apartment has a dedicated outside entrance, with covered patio area and/or parking. The kitchen is complete with full sized appliances, ample cabinetry, and a dining area. There are two bedrooms and one full bath. The adjacent office for the hanger, with ¾ bath, was constructed in a manner that would easily allow expansion of the apartment by an additional bedroom and bath.
ATTENTION TO DETAIL: This property was built and is maintained with attention to every detail. A beautiful stone and metal entryway, with an electronic gate, affords secure and attractive access from the highway. The crushed stone driveway, bordered by nice grasses, extends almost one mile to the home, which has a paved circular drive and is surrounded by large trees, a manicured lawn, colorful landscaping, and an irrigation system. The fencing throughout the property is maintained to perfection, including numerous cross-fences, access gates, and cattle guards. A very nice horse barn, complete with water, electricity, and additional covered storage, is located near the main home.
LAND: The land consists of 585 acres, approximately 50% is wooded, with varied terrain and some elevation changes throughout the property. Two creeks, Wolf Creek and Panther Creek, cross the property, supporting great habitat and drainage. Large oak and pecan trees line the creek bed areas. There is approximately 107 acres of highly improved coastal grasses for cattle grazing, or cutting for hay production. The high quality coastal grasses on the ranch have been developed through testing and consultation by the Noble Foundation.
Excellent fencing encloses the perimeter of the property, while several cross fences manage livestock access. All areas of the property are accessible by truck or ATV, utilizing the network of roads that meander throughout the property and along the perimeter. The ranch includes over 4300’ of road frontage along FM 103, and over 3600’ of frontage along FM 2849 to the north. There is a vacant building site along the north border of the property, with electric service, a water well, a separate gated entrance from FM 2849, and cattle pens.
WATER: Several large ponds scattered throughout the property, offer plentiful water sources to wildlife and cattle. The house and the hangar/apartment each have their own dedicated water wells, while a third well is present on an additional vacant home site along northern portion of the property. There is a windmill powered water well near the cattle pens, providing supplemental water to the pasture.
WILDLIFE: The property provides an excellent natural habit for wildlife, with its thick wooded cover and available food and water sources. There are an abundance of deer, turkey, wild hogs, and dove, while coyote, bobcat, various birds, and other wildlife all make their homes here. Located less than 3 miles from the Red River, the whitetail deer in this area are of good quality and this ranch, has been hunted only occasionally, therefore game is not pressured to to leave the large property. While several of the ponds have the potential to hold fish, the owner reports excellent bass fishing at the largest pond, in northern portion of the property.
