Description
The majority of this property is located on the north side of I-70, with roughly 5 acres on the south side. There are approximately 15 acres of mature rolling hardwoods on the west side of the East Fork of the Embarras River. Most of the trees are white oak, red oak, hickory, maple, and walnut. This area had a significant amount of deer and turkey sign on it. The rolling ridgetops that run along the Embarras make a perfect location for birds to roost. There are two CRP contracts totaling 5.24 acres. The first is a filter border strip along the west side of the tillable; the other is in the northeast corner of the property. The CRP has an annual payment of $1,266 and will expire in 2029 and 2025. The remainder of the north side is a little over 31 acres of tillable with an average PI of 127. The tillable is farmed on a 50/50 agreement with a local producer. An additional 5 acres on the south side of I-70 is mostly all woods with a small strip of tillable. This is a very nice farm if someone wants to hunt deer and turkey and also have the income to offset some expenses. This farm would also qualify for landowner tags, so you would be guaranteed deer and turkey tags.
