Description
This massive farm near the Jefferson/Van Buren/Henry county lines is in the early stages of becoming an elite trophy hunting property with great income. Over the past 4 years, it has been a management project for Whitetail Properties Certified Land Specialist, Ben Harshyne. Ben and the owner have worked in conjunction with the USDA and habitat consultants to transform this property into a soil, water, and wildlife conservation success story.
It’s almost unheard of to have a 1,000-acre contiguous farm in southeast Iowa. The size--in conjunction with the structure--allows you to have large sanctuaries, stand sites for all wind directions, and plenty of food plots. This farm now has huge south-facing bedding areas, which are vital to holding deer for late season hunting. When a property has all of these components, it allows you to grow, hold, and manage the deer herd to maximize its trophy potential.
In the past year, 460 acres have been strategically enrolled and planted into CRP. With 525 total acres of CRP, the farm now has triple the amount of wildlife cover that it used to. These acres were planted into tall native grasses and forbs which provide excellent habitat for deer, pheasants, quail, turkeys, and all other types of wildlife. The natives planted in November 2020 have had a full growing season for establishment. The young stands of prairie are off to a great start, according to the government consultant.
225 acres of the best tillable soils were left for crops. In total, the farm generates over $138,000 per year of income from CRP and tillable cash rent.
This is a top-shelf bowhunting farm because of its layout. Look at all of the draws, funnels, and travel corridors between big bedding areas. It’s also an amazing late season farm with large sanctuaries and numerous secluded areas for big late season grain plots. Five people could comfortably hunt this farm at the same time.
Five mature bucks; at least 6.5 years old, were taken in the past four years. Ben has taken his largest whitetails from this farm and hunted a world class non-typical last year that will be tough to top. All of the mature buck histories were before the big CRP planting. Now, with three times the cover and four years of management, this farm should get exponentially better in terms of big buck production.
Off the blacktop road on the east side is a grand building site that overlooks the farm’s largest of five ponds. Imagine building a home overlooking your dream farm and being able to watch all of the wildlife from your back window.
