Conveniently situated approximately 35 miles from both Vicksburg, Mississippi, and Monroe, Louisiana, the property offers easy access from either direction. Poverty Point Reservoir, known for outstanding fishing opportunities, is located just a short distance away. Tensas National Wildlife Refuge is only a few miles south, providing additional public hunting and fishing opportunities. The property is bordered by more than one mile of Joe's Bayou, the site of a portion of President Theodore Roosevelt's famous Louisiana bear hunt in 1907. The western boundary follows an old farm-to-market road that is no longer utilized. The north and south boundaries adjoin neighboring landowners who are committed to trophy whitetail management practices. The property is already set up for entertaining with a 3,000-square-foot, two-story hewn beam lodge built in the Scandinavian double dovetail joint style. The lodge features six bedrooms and three bathrooms. A second 2,000-square-foot dogtrot-style cypress lodge is also located on the property. It is configured as a duplex with two fully functional living quarters, each with its own kitchen and bathroom. The dogtrot cabin also includes a large upstairs bunkroom accommodating five bunk beds, along with an additional private bedroom. Both lodges feature large porches and fireplaces or wood-burning inserts, making them ideal for large family gatherings, hunting groups, or corporate retreats. A 600-square-foot outdoor kitchen and entertainment area includes a double winch-assisted deer skinning and cleaning station, along with a 12-foot by 16-foot climate-controlled commercial walk-in cooler for aging harvested deer before processing. Bayou Macon Water System services the lodges, while Entergy provides electricity. Separate Jet Aerator systems are used for sewage treatment. A 40-foot by 100-foot enclosed barn with an attached 16-foot lean-to shed is located on-site. The barn is wired for lighting and electricity and includes shelving and a large air compressor. A 5-foot chain-link fence with an electric entrance gate encloses the entire compound. Additional cross-fencing within the compound provides areas suitable for dog runs, livestock, or poultry if desired. Approximately 42 acres of food plots are established along the Columbia Gulf pipeline right-of-way, the Entergy transmission line right-of-way, and in numerous additional food plot locations throughout the property. In addition to the established food plots, approximately 5,000 acres of soybeans are planted annually on neighboring farms to the west, north, and east. Deer routinely travel from the property's extensive cover into these agricultural fields for forage. A significant advantage for waterfowl management is the presence of two electrically powered 8-inch irrigation wells equipped with 15-horsepower motors. Each well is capable of producing approximately 1,000 gallons per minute. An underground piping system allows multiple ponds to be flooded efficiently, with risers and valves strategically placed throughout the property to direct water where needed. Equipment used to maintain roads and food plots, including tractors, discs, and bush hogs, may be available for purchase separately at an attractive price. Ten years of Deer Management Assistance Program (DMAP) records are available upon request. Detailed information regarding the construction of the lodges, which feature 300-year-old longleaf heart pine beams and timbers, is also available upon request. The property's trophy whitetail history is impressive, with several bucks in the 150-inch, 160-inch, and 170-inch Boone & Crockett classes harvested in recent years, including one buck exceeding 202 inches. Payments to the landowner have been substantial, exceeding $67,000 in 2020 and $69,000 in 2021, reflecting a larger 3,000-acre program enrollment.
